Project Overview
The Mayfield regeneration is one of Manchester’s most ambitious urban renewal projects: transforming a long neglected industrial site into a thriving, mixed use community. At the heart of this transformation is Mayfield Park, Manchester’s first new public park in over 100 years. It will be surrounded by residential, commercial, and leisure spaces, creating a ‘vibrant new community with sustainable ecology at its core’. It was a privilege to contribute our expertise to such a significant and collaborative effort, especially in a location close to our hearts, with our former office just down the road.
Mayfield Regeneration Timeline
1980s
- The 24-acre Mayfield site, once a thriving railway station and industrial heartland falls into dereliction.
2016
- The Mayfield Partnership is formed by Manchester City Council, Transport for Greater Manchester (TfGM), and LCR
- A Strategic Regeneration Framework is commissioned.
- Studio Egret West is appointed as masterplanner.
2016 to 2022
- Design and enabling works commence.
- Gillespies and Buro Happold formed part of the delivery team reclaiming wetlands, daylighting the hidden River Medlock, and reusing historic materials for bridges and features.
September 2022
- Mayfield Park officially opens, becoming Manchester’s first new public park in over 100 years.
- Key features include: Wetlands and flood-resilient planting, industrial-inspired playgrounds, repurposed Victorian infrastructure.
2023 to 2025 ongoing
- First residential phases underway: approx. 1,500 new homes planned
- Commercial development including: 1.6 million ft² of office space, retail and leisure, a 350-bed hotel, a multi-modal transport hub, including a major bike park, office buildings take shape.
Deliverables
As geospatial specialists, Malcolm Hughes provided critical survey data to support the planning and design of the first 879 new homes within the development. Our expertise in topographic surveys, utility mapping, and 3D modelling helped deliver the precise spatial intelligence needed for this complex, multi-phase project.
Topographic Surveys: We captured accurate terrain and surface data to inform early-stage master planning and design decisions. Ensuring seamless integration of new residential blocks within the expanded parkland.
Utility Mapping: Our detailed below ground surveys provided a comprehensive understanding of existing infrastructure, mitigating risks and enabling efficient service integration for future residents and businesses.
3D Modelling & Measured Building Surveys: High-precision models supported architectural and engineering teams in designing structures that respect the site’s industrial heritage while meeting contemporary urban living standards.
Outcome
By delivering comprehensive, high accuracy survey data, we played a key role in shaping a development that prioritises sustainability, connectivity, and community. The first residential phase of Mayfield is set to create a unique city-centre neighbourhood, seamlessly integrated with nature and public spaces.
